These booking conditions form the basis of your contract with Connemara Rentals so please read them carefully. Nothing in these booking conditions affects your normal statutory rights. Receipt of deposit/partial or full payment, regardless of method of payment, constitutes acceptance of all current booking terms and conditions.

Bookings

Bookings can be made through our website, under the ‘book now’ link.  Please note that we require a booking deposit (or for short lead bookings, full payment) of 30% to be paid in order to complete your booking. Until the deposit is paid, the dates in question will remain available for booking on both the Connemara Rentals website and other third party booking platforms.

Payment

1. A 30% deposit is required to secure your booking and the balance of payment is due by 120 days prior to arrival for Sunnybank House, or 60 days prior to arrival for the Lodge and townhouse. If you are booking within 120/60 days prior to arrival, payment of the full rate is required.

2. Once a booking deposit is received, a booking confirmation will be sent, incorporating these terms and conditions.

3. The balance of payment due date will be stated in your confirmation, and the balance will be demanded from your credit/debit card on or around that date stated unless you arrange for payment to be made in advance of the due date. Please make sure there are adequate funds available on the card used to make the booking, as otherwise the booking will not be completed.

Rates

Please refer to the current rates list on our website for details of approximate weekly rates and please insert required dates in our booking portal for the exact rate. All rates quoted are in Euro.

We reserve the right to amend rates, at our discretion, at any time of the year.

Short break rates are available in Sunnybank House outside of June/July/August/September, Christmas and Easter.

Security Deposit

A security deposit of €1000 for Sunnybank House or €300 for our other houses will be pre-authorised or debited from your credit card prior to arrival. This is standard procedure in case of breakages, damage or soiling/specialist cleaning and will be returned to you within 7 days of departure, subject to any damage charges.

Where any specialist cleaning is required after departure, for whatever reason, notification of same will be given and the charge will be deducted from the security deposit. 

Cancellation Policy

Sunnybank House: Bookings can be cancelled or amended up to 180 days in advance, subject to a €100 cancellation/amendment fee.

Thereafter deposits are non-refundable and if cancelling within 120 days prior to arrival, the entire booking is non- refundable.

The Lodge/Townhouse: Bookings can be cancelled or amended, subject to a €100 cancellation/ amendment fee up to 60 days prior to arrival. Thereafter bookings are non-refundable.

• Please note that if you book through a third party agent / platform/ website such as Airbnb or VRBO, terms and conditions, including cancellation policies, may differ.

• We strongly advise guests to take out travel insurance to cover any unforeseen circumstances as payment cannot be refunded after the cancellation cut off date.

Facilities

Each of our properties is well equipped to ensure that you have a comfortable stay. Towels, linen and Voya personal care products are supplied as standard, as well as kitchen basics and fire/fuel starter pack for the fires,  complimentary wifi and parking available at each house. There is also an EV point available for guests of Sunnybank House and the Lodge.

Arrival / Departure

Guests are welcome to arrive any time after 4pm – if you will arrive late in the evening or are delayed please let us know so that arrangements can be made.

Check out by 10 am on the morning of departure. We may be able to facilitate a later departure in the off season (Autumn/Winter) if there are no other arrivals on that day - please enquire in advance.

Maximum number of guests

For insurance purposes the number of guests on the property during any stay must be limited to the number of guests booked, otherwise we reserve the right to forfeit the booking in its entirety.

Pets

Pets are not permitted, except for pet dogs, to a maximum of 2, subject to a charge of €10 per dog per night,to be paid at the point of booking, provided that pet dogs are kept under control and not allowed in bedrooms or on furniture.

Under no circumstances are pets allowed on any property without prior agreement, and if pets/animals are brought onto the property without permission, the booking in question will be terminated, without refund.

Any specialist cleaning required as a result of having pet dogs in the property will be deducted from the security deposit.

Sunnybank House

Utilities charges in Sunnybank House

From 2026 onwards reasonable utility charges (electricity and oil) will be included in the rate for Sunnybank House. Any excessive use of utilities will incur a pro rata charge.

Sunnybank House- Outdoor Swimming Pool and Sauna facilities

The pool terrace, BBQ kitchen + dining area & sauna facilities are open for use all year around, subject to the following conditions;

Whilst the pool is maintained at a steady temperature throughout the Summer months, a static temperature cannot be guaranteed throughout the year and will be subject to  weather conditions, especially winter weather conditions, at times.

We reserve the right to close the pool and/or sauna at short notice, should a maintenance issue arise that has to be dealt with, and will inform guests as soon as possible should this arise.

These facilities are for exclusive use by guests in Sunnybank House only, and/or guests staying in the Lodge if it is booked by the same party as part of the same booking.

Catering services

We have a number of catering partners we work with throughout the year, whilst it is permitted to bring outside caterers in for special events, any such arrangements will need to be agreed in advance.
